How do we get started? Let’s learn more about the steps to buying a New Midwest Homes Custom Home. You will discover the process of taking your ideas, thoughts, dreams, concepts and aspirations and turn them into the home your always imaged.
There are few things in life match the pure enjoyment of building and buying a brand new home. As a new homeowner you will experience a feeling of an achievement that fulfills all of your dreams.
Let's get started!
First a little homework for you…
1. Determine what type of home is ideal for you and your family
2. What neighborhood or location would best work for you?
3. Consider an initial budget for your home package.
Once those decisions have been considered. Then we can begin the steps on designing and building your Home.
Step 1: Visit our Model Home
Visit one of our Midwest Homes model homes and meet a New Home Sales Specialist. They will listen to your needs, demonstrate the included features and help you discover what is important to your housing needs.
Step 2: Meet the Builder
The New Home Sales Specialist to set up an one hour initial meeting with the builder, Brian McKee to learn about your ideas on a home plan, neighborhood of choice, specific home site, design elements, specifications and answer any questions.
Step 3: Your New Home Plan Designed
Brian McKee the owner and the builder will draft a custom design of the home plan with your design elements or modify a current home in our portfolio, on your home site and incorporate features that you requested. (A design fee may apply.)
Step 4: Revision to your New Home Plan
Nest step to set up a second meeting to review the initial home design and make any changes. The home plan will be priced as a home package with all the included features and specific features that are personally yours. Also visit your mortgage advisor to review your financing
Step 5: Home Plan Review and Pricing
Review revised home plan with builder and New Home Sales Specialist. In this meeting we will review all the specifications, options, complete home package pricing and all necessary paperwork.
Step 6: Sign your new home construction agreement
Sign your new home construction agreement. Your New Home Sales Specialist will help you go through the included paperwork to review specification and process. Sign the documents and deposit initial down payment.
Step 7: Secure Financing
Owning a home is one of your largest financial purchases. That's why it's so important to have a mortgage program that works within your lifestyle and has comfortable terms. Finalizing your mortgage terms, securing a down payment and getting approval of your mortgage application require special attention. Contact your financial institute and your favorite mortgage advisor to begin the application process and secure your financing.
Step 8: Design meeting- Colors Galore
The fun step: choosing all your exterior and interior selections with a professional interior designers and New Home Sale Specialist. Midwest Homes has several designers to help you select flooring, kitchen cabinets, counter tops, appliances and much more.
Step 9: Construction Begins
The excitement begins. All the planning is now being realized. The crews begin constructing with excavating first, next the foundation and continuing steps with framing, roofing, windows and rough plumbing. Your home will be completed in 120 to 150 days. (See contract paperwork for closing date)
Step 10: Electrical walk through
Your next visit is with the electrician, builder and your sales specialist to review your home plan. You will choose electrical locations for additional electrical outlets, placement of light switches, light fixtures and your cable and phone outlets.
Step 11: Landscaping meeting
Your home is almost completed. Meet with our selected landscape trade partner and they will help design your landscape plan to enhance your home.
Step 12: Customer Orientation
The builder will set up a convenient time approximately week to 10 days prior to closing. In this meeting you and the builder will review all parts of your home to help you understand the mechanics of the home, create a list of any small items to complete on a punch list and answer any questions you may have.
Step 13: Close/One Year Warranty begins
The official day to become a new homeowner.
Closing is the final step in your custom home buying journey. It’s the day you and Midwest Homes team complete the legal paper transfer and the home is now all yours. Your one Year Builder warranty begins today and peace of mind that your home is covered.
Step 14: Follow up call and Enjoy
In 10 days to 2 weeks, our team at Midwest Homes will call you to check in. Make sure your home is meeting your expectations and is performing well. We realize that sometimes a few items may need a little attention and we will be happy to take care of your needs.
