Working with a home builder doesn’t need to be stressful.  We are determined to make the journey to your new home a predictable path that won’t leave you feeling anxious.  We believe that transparency and meeting expectations are what make the difference.  There are 4 phases, from start to finish, to making your custom home a reality.  It all begins with a simple phone call to our amazing team!

Exploratory Phase


The Exploratory Phase has 3 key elements after you contact us.

  • We’ll give you a tour of one of our homes to illustrate some of the details we care deeply about and to give you some design ideas
  • You’ll contact a lender and establish your pre-approved budget
  • We’ll have an initial consultation to discuss homesite possibilities and other pre-design options

 

 

 

 

Design Phase


  • The Design Phase begins with a meeting to start the custom plans
  • We will gather your ideas and help guide you in constructing the perfect floor plan.
  • We’ll review and edit this plan until you are ready to send it out to our trade partners for bids.
  • Once the bids are back in, we’ll review the costs and specifications and when you are happy with the plan, you’ll sign the contract.
  • We’ll get you linked up with our CoConstruct Software which will allow you to follow the entire project as it’s happening.
  • Once the financing commitment, bank appraisal, building permit approval, and down payment are received, construction will begin.

At this point, you will meet with the design team to assist you in the selection process, where you’ll start picking out things like cabinetry, fireplaces, fixtures, etc.  We’ll also build the construction schedule with selection and project timelines.

 

 

Construction Phase


The entire process can be seen on the Co-Construct software.  There are no surprises, we want to be as transparent as possible!  You’ll be able to see the schedule, pictures of the progress, and we’ll be constantly updating you on any changes to the budget.

During the framing period, we’ll do a rough electrical walk-through with you to give you the opportunity to make sure all the fixtures, outlets, and switches are to your liking.

Next, we’ll start trimming and during this time you’ll have an opportunity to review and design custom fireplace mantles, cubbies, custom closet layouts, and any other built-in features that are included in your plan. At this point, you will also meet with our landscape trade partner on the landscape design for your home.

Prior to closing on your new home, we will do a final walk-through of your home where we will meet so you can learn how to maintain and use the features of your new home. We will also provide you with a list of the trade partners that worked on your home for future reference.

 

 

Closing Phase


As the journey comes to a close, we will provide you with the numbers for you to call to set up your Gas and Electrical utilities and delivery of trash and recycling bins. The water utility will be transferred at closing. This is also the time that you should contact any phone, television, or internet services you desire.

On the closing date, we will meet at a title company to transfer the legal ownership of the home to you. Here you will receive the keys and garage door openers for your new home. Move-in and enjoy your dream home!

Your new home is covered “head to toe” for one year per our contract. Manufacturer and product warranties take over after that point. (see warranty manual).  We go the extra mile, and do a one-year warranty walk-through with you at your home to make sure everything is looking great!
